Services to Home Buyers:

  • Provide you with a Rent vs. Own Analysis (Tax Savings).
  • Provide you with several loan sources, explain the loan application process, types of loans available to you, explain the Mortgage Credit Certificate (MCC) Program, provide handbooks for all of the above.
  • Provide you with information regarding Buyer-Broker Agreements.
  • Provide you with information regarding Buyer-Broker Agreements.
  • Help you identify your home buying goal/s: Home ownership, help you find that special home, prime location, schools, acceptable financing, etc.
  • Assist you in agency, previewing and selection of homes, and defining fair market value.
  • Provide you with a listing of the home improvements that add value to your home. As you may already know, location can add or reduce value.
  • Share with you my knowledge of the market, regarding pricing, and comparable properties of your selected home/s.
  • Discuss with you the many different types of Disclosures and Disclosure forms, such as: Agency, Sellers Transfer Disclosure, the Peninsula Regional Data Service Supplemental Disclosure, Special Studies Zones, Superfund Clean-up sites, Fault and Flood Zones.
  • Provide you with a checklist for negotiation, present the contract to the seller.
  • Counsel with you regarding all terms and conditions of the contract to purchase the home and any attachments/addendums as well.
  • Provide you with a list of Licensed Contractors/Inspectors, and order any and all inspections as per your wishes or my recommendation. Also, refer moving companies and set up moving day, as well as assist in the setting up of utilities, such as PG&E, Garbage, Recycling, Phone and Water.
  • Conduct a permit search, if needed. Provide documentation for all parties to the transaction.
  • Order the Home Warranty Policy for you first year in your new home and explain the difference between the basic policy and the extended coverage policy.
  • Counsel you regarding the different ways to take Title/Ownership of your new home. Monitor the loan process, prepare escrow file for lender, order the appraisal.
  • Prepare for you an estimate of closing costs and monthly payments based on the loan chosen by yourself or recommended to you.
  • Prepare all escrow documents.
  • Set up escrow and coordinate all proceedings, including inspections, verifications, contingency removals, and collection of all information pertinent to your escrow.
  • Monitor prompt delivery of all reports and documentation.
  • “Time is of the Essence”. I will counsel with you regarding the timing of all points in the transaction from beginning to end.
  • Be there with you to review all documents and inspections, be your partner/friend throughout the escrow and after the escrow.
  • Prepare walkthru checklist and schedule walkthru before the funding of your loan.
  • Coordinate the close of escrow.
